Abstract

The integration of stations and cities is an urban planning and construction model for the integrated development of transportation stations and surrounding urban blocks. It can give full play to the leading role of transportation in urban development, promote the coordinated and integrated development of transportation and cities, comprehensively improve transportation planning, construction and service, and create a center of urban vitality. Through the research, the report investigates helpful experience and practices of other cities in China and develops the policy toolkit for the integration work in Beijing to promote the integrated planning and construction of the rail transit and surrounding land use as well as the “integration of stations and cities”.

Meanwhile, the report focuses on the analysis of the acceptance of the land market in Beijing and the impact of the distance between rail transit stations on the proceeds from land. It is found that rail transit stations can drive land prices. The following conclusions are drawn from data analysis: The impact of the opening of rail transit stations on the land in the core area and the central area is less than 5%. The impact of the opening of rail transit stations on the land in the peripheral groups of the six districts of Beijing is between 5% and 10%. Due to the different nature of the rail networks, the analysis should be from the perspective of the integration of “the four networks”, namely the trunk, intercity, suburban, and urban railways networks. The impact of suburban railways on land does not show a positive correlation. The impact of railways on six peripheral corridors shows a high positive correlation. The land price is not affected and the floor price is 10% higher.
