The Qianhai Hub Superstructure Property Development Project is located at the interchange between metro lines 1, 5 and 11, the Guangzhou-Dongguan-Shenzhen Intercity Lines and the 5 Shenzhen-Hongkong airport express lines. The development lies in Guiwan Area at the center of the Qianhai Free Trade Zone, occupying 200,000 sqm in land area and a building area of 128,000 sqm. On December 28th, 2012, Shenzhen Metro Group got approved for land use through capital contributions based on appraised value, with a registered land value of 14.556 billion yuan. The land is permitted for 40 years’ usage. Development will occur in five stages over 11 years and 6 months at a total estimated cost of 31.2 billion yuan. The project will be a high-end urban mixed-use development that consists of concentrated commercial complexes, A-grade and international A-grade office buildings, five-star hotels and quality serviced apartments. Metro construction and property development will be planned simultaneously, and the metro depot will be optimized and integrated for comprehensive mixed-use development. This will ensure that metro planning and construction can unleash its full potential. |
